SPECIFICATION OF MATERIALS AND WORKMAN SHIP

FOUNDATIONS:
From recognition and studies of land plot and according to results obtained in Geotechnic Studies,
the Technical Direction has chosen a foundation system based on isolated footings in reinforced
concrete.

HOUSING STRUCTURE AND POOL VESSEL:
The structure is defined as a stable, rigid and resistant ensemble in which calculations are based
on the CTE, through a reinforced concrete structure. The solution adopted for the swimming pool
vessel is based on sprayed concrete, with exterior walls made of concrete bricks 40x20x40cm.

COVERINGS:
All coverings are flat and non-passable. with different thermo acoustic layers and waterproofing.

FACADES / FRONTAGES:
All vertical and horizontal walls will be coated with a mono layer waterproof mortar and painted
in matt white with exterior paint.

EXTERNAL CARPENTRY
PVC (Deceuninck) or Aluminum (Technal), lacquered in graphite gray and thermal break profiles,
section 65mm for receiving all glazing. All windows will have decorative flashings and fittings in
same colour. Aluminum blinds will be motorized, stackable and steerable, also in graphite gray
color.

PAVEMENTS:
• Interior general pavement will be Gres Porcelanic (First Brand “Perle Buxy Natural”)
(14 mm ) - 90 x 90 – “Cotto D ´Estte” 124.00€/M2 (made in Italy).
• External general pavement will be Gres Porcelanic Anti Slip (Brand “Cotto D ´Estte”
Made in Italy), Plein Air Gris model 65.00€/m2, C3 (20 mm espesor) - 60 x 60, with the
implementation of an elevated terrace (Plots).
• Car entrance pavement will be made of printed concrete. Main colour: Gray.

INTERIOR DISTRIBUTIONS:
• Interior partitions will be done with hollow ceramic bricks (different thicknesses).
• Plastering finished.

INSULATION:
• Insulation in internal chambers will be of extruded polystyrene, with a tongue and
groove system joint of 160mm (Brand BAFP).
• Insulation in coverings will be of polystyrene extruded of 120mm.

FALSE CEILINGS:
• Will be done in all rooms with laminated plaster (Brand PLADUR or KNAUF) suspended
from ceilings with a hidden structure of galvanized steel profiles.
• The encounter between the false ceilings with the partitions will be solved with
perimeter mouldings in living room.

KITCHEN and LAUNDRY ROOM:
• Furniture for both kitchen and bathrooms will be designed by Technical Direction
with upper and lower units, lacquered in White (high shine).
• The kitchen counter will be made of NEOLITH mono colour or similar (p.v.p. kitchen
8.900 €) (p.v.p. laundry 1500€).
• Household appliances are not included in the price.

BATHROOMS:
• All tilings will be Porcelanic Gres (Brand ITT Cerámic, 38€/m2, model to define), both
in bathrooms and toilet.
• Sanitary fittings, suspended vaters in white (Brand ROCA, Meridian Compac model)
Shower trays with tempered glass screen.
• Sanitary fittings are not specified and contemplates a value of €1400 for each of the
3 bathrooms. For the toilet the value contemplated is €500.
• All taps will be mono commanded (Brand HANSGROHE, model Metris or similar).
• Three bathrooms will have installed Electric Towels Radiators with shiny Chrome
finishes.
• Three bathrooms will have installed towel rail and roll holder with shiny Chrome
finishes.

INTERIOR CARPENTRY:
• Entrance door of living place will be made of solid wood (IROKO), satin lacquered
with security lock and four points and antileverage hinges. The external door handle
will have a matt chrome finish.
• Interior doors of living place (distribution ones) will have smooth finishes, with white
MDF satin lacquer, solid edges, perimeter door seals and flashing pastings.
• Handles and buffers will have a Chrome (shiny or matt) finish.
• Modular wardrobes will have white satin lacquered and smooth finish. The insides will
be coated with white color melamine and totally equipped with shelfs, hanging bar,
trays and drawers. All fittings and hinges will be from German brand HETTICH.

INTERIOR PAINTING:
• Smooth painting, matt plastic finishes in both walls and ceilings. Mainly dominant
colour, white palette. Machine applied (Airless).

AIR CONDITIONING:
• The living place will be fitted with A/A Conditioning through out pipelines (Pipelines
Split Panasonic, model KIT-100PNY1E5A4.).

HEATING:
• A cassette type fireplace (Carbel Kronos) will be installed in the living room. (Price
€2500).
• Heating system throughout radiant floors, zonified (ALB System).
• Heating pump of 24KW, Exterior Unit (Brand DAIKIN).
• ALTHERMA model ERHQ011BV3 combinable with hidrokit EKHBX016B3V3.

PLUMBING:
• Plumbing installation through polypropylene pipeline and polyethylene reticulated both for
cold and hot water services. Cut off valves in each humid unit. Return circuit for ACS.

ELECTRICITY, TELEPHONY AND TELEVISION:
• Living place will be equipped with a High Electrification grade, according to specific
indications of Electrothecnic Regulations of low voltage. All electrical connection
boxes will be located were needed. The property will be equipped with the
installation of a TV Antenna and net tap CAT 6.
• It will contain electric outlets for Television and Networks in each bedroom, living
room and kitchen. High quality and modern designed electrical mechanisms will be
used, all in white finishes (Brand BERKER model K1).

SECURITY:
• Living place will have a pre-wired installation for alarm setting.
• Will also be equipped with a Video Porter System (Brand FERMAX / LOFT model)
which will be communicated with pedestrian entrance, Pintor Juan Gris Street.

PERGOLA FOR CAR AND UTILITY ROOM:
• Pergola for cars.
• In utility room will be located the pool Purification System and the regulating reservoir.
